Shimao Services (00873) released its sixth Sustainability Report, detailing 2025 operating scale, service upgrades and environmental, social and governance (ESG) progress.
Operations and Service Quality • The Group managed 1,428 projects across 145 cities, covering 221.20 million sq m of gross floor area (GFA). • Residential segment introduced the “Heart Light” service system and upgraded 132 service standards; non-residential segment updated more than 40 standards. • Key-customer satisfaction in the residential segment climbed to 83%, up 14 ppts year-on-year, while non-residential satisfaction reached 98 points, a 1-point improvement.
Digital & Value-added Services • Rolled out 2,639 units of “Tap” smart-visitor devices, logging 3.16 million visitor entries. • Expanded value-added offerings under “MaoMao” brands, building a five-minute lifestyle service circle for over 3.2 million residents. • Applied AIS smart energy management and elevator kinetic-energy recovery systems; pilot projects cut air-conditioning energy use by about 20% and parking-garage lighting by 83%.
Environmental Performance • Total greenhouse-gas (GHG) emissions: 213,118 tCO₂e; emission density: 0.00195 tCO₂e / sq m. • Indirect energy consumption (mainly purchased electricity): 401,655.52 MWh; energy-use density: 0.00350 MWh / sq m. • Water use in office areas: 11.90 million tons with a density of 0.10 tons / sq m. • Introduced general industrial solid-waste RDF output of 50,000 tons per year and renewable-resource processing capacity of 20,000 tons per year.
Climate Governance • Board-level oversight established; climate risk and opportunity assessments aligned with HKEX ESG Code. • Energy-saving and consumption-reduction targets embedded in management KPIs; smart AI platform monitors real-time energy data and pushes alerts automatically.
Human Capital • Workforce totalled 36,227, with female employees accounting for 60%. • “Future Forest Academy” delivered 4,156 training sessions to 67,000 participants; certification exam reimbursements and allowances amounted to RMB0.31 million. • Zero work-related fatalities reported for the third consecutive year; outsourced-employee insurance coverage maintained at 100%.
Governance and Supply Chain • Conducted 68 internal audit sessions; handled 19 disciplinary cases and 143 employee violations. • All suppliers (100%) signed the Supplier Integrity Commitment; 64 routine supplier-training sessions covered 83% of key partners.
Awards • Ranked TOP6 China Property Service Enterprises in Service Capability (2025) and received multiple ESG and brand honours from sector research institutes.
Looking Ahead Shimao Services targets further declines in energy and water intensity by 2% and 3% respectively by 2026, raising green-electricity coverage in non-residential projects to 30% and elevator kinetic-energy recovery adoption in residential projects to 75%.
